Saw some scary wiring in a rental house I was checking out in Phoenix

I was looking at a place for my sister last week and the panel cover was off. Inside, there were three circuits with double tapped neutrals on the same bus bar. One of the neutral wires was loose and arcing, you could see the burn marks. The whole thing was a fire waiting to happen. Has anyone else run into this kind of mess in old rental units?

Exactly, that landlord special is just cheapness disguised as a fix. They slap things together to get a tenant in the door without any real care for safety. It's how people end up with a real disaster on their hands.

Can we slow down and think about what "code enforcement" is actually going to do for someone trying to get a roof over their head? I get that double tapped neutrals and arcing look scary, especially with burn marks, but older rentals in Phoenix are going to have messy panels. That's just the reality of a hundred year old house with fifty years of landlord specials. Instead of calling the city and risking the landlord just boarding the place up, wouldn't it be smarter to just have a real electrician come in and fix the loose connection? A few bucks and a proper torque driver beats a month long fight with the city.

I took pictures and sent them straight to the city's code enforcement office.
