Warning: I thought my landlord was scamming me on the security deposit, but the receipts proved me wrong
Last April I moved out of a place in Portland and my landlord kept $450 of my deposit for "cleaning and wall patches," so I was ready to fight him over it. I'm usually the first person to assume landlords just pocket that cash, I mean who isn't. But then he mailed me photos with dates, a receipt from a cleaning crew, and a $75 paint charge for a hole my old roommate punched in the hallway. I still think $450 feels high for that, but seeing the proof made me drop it instead of dragging him to small claims. Has anyone else gotten burned by a deposit and actually won, or did the photos talk you out of it too?
Photos with dates plus a cleaning receipt are hard to argue with. I fought a landlord in small claims over $300 once and lost because I had nothing in writing and no move-out pics of my own. Learned my lesson the hard way. Take photos with timestamps every single time you move in and out, and know your state rules on what they can actually charge for. Normal wear and tear is not your problem to pay for, but holes in the wall and a cleaning crew usually are.
