Picked up a $15 moisture meter at a garage sale and it saved my bathroom remodel

I was about to tile over a spot in my bathroom that felt dry, but that cheap meter showed the wood was at 18% moisture. Had to wait another 3 days with a fan running before it dropped below 12%. Has anyone else found that a simple moisture meter catches hidden problems that you would totally miss just by touch?

Your daughter got unlucky, but buying a house with no inspections is basically playing roulette with your savings. Shower leaks and mold are exactly the kind of things a good inspector would catch before you sign anything. Most sellers will fix major issues or knock money off the price if you find them early. The alternative is hoping a stranger didn't hide problems for years, which is a huge gamble. Inspections pay for themselves every time by saving you from a nightmare like that.
