The 15-minute video walkthrough that got my offer accepted under asking
Been hunting for 4 months in Austin and kept losing to cash buyers. Last Tuesday I found a condo that had been sitting for 21 days, so I asked the listing agent for a quick FaceTime tour instead of waiting for the weekend open house. She walked the place with me, I spotted a cracked tile in the kitchen and a noisy AC unit outside, and I wrote my offer with a repair credit of $2,500 based on what I saw. They countered at $3,000 under list and I took it. The trick was showing I was serious but not desperate, that little video call made me look flexible and informed. Has anyone else tried asking for a live walkthrough on older listings to get a better price? Curious if sellers usually bite or if I just got lucky.
I read on a real estate blog that places sitting 3+ weeks are way more open to stuff like this cuz the seller is getting nervous. My cousin did a video tour on a townhouse in Dallas that sat for a month and got 4k off for some old windows. Seems like the longer it sits the more they'll work with you.
