Met a landlord at a coffee spot who flipped my thinking on leases

I was venting to this guy, Jim, at the Comet over on Woodward about my 5-year lease renewal and how the rent hike felt like a punch in the gut. He said he always negotiates for a 3-year term with a right of first refusal on the space next door, like it was the most obvious thing in the world. I never even knew that was a thing, so now I'm wondering, how many of you actually push back on lease terms or do you just sign what they hand you?
